Hello

It has been suggested (and is in the process of being investigated by our estate manager) that our only washing machine and dryer should be converted to coin operated to help cover the increased cost of electricity.

I was under the impression that the cost of running an estate laundry was included in our service charge, so I would appreciate anyone's views on whether their estate has a coin operated laundry and whether it works.

Hi Ivy, i dont know where your EM got the information, on changing your washing machines to coin opperated ones,
you are right, we pay for the electric used for doing the wash, in our service charges.
So i cannot understand why Hanover would want to change to coin machines even if electricity was to increase, as
this would be passed onto us in our service charge.

Ivy, David is right. This is the thin end of the wedge. Before I came to Hanover I was with another company and there we had to buy tokens. These were a pain in the rear end as they were always in short supply but they did deter family visitors from using the two machines - which was always a problem. Do you have this problem ? Only one machine ? It must be a small centre.
I think that it is a subject that needs a lot of discussion and this is where the serious side of Hanover World shines.

Hi Cowboy, glad you agree with me, on this subject, we have had problems here, were residents have done
washings for relations, how do we know this, becouse we have found the odd item of childrens wear that have
been left in the machines.
It would be interesting to know if other estates have had this problem.

Hi All,
This does surprise me, as has been stated, as far as I am aware, this is included in the service charge. This needs investigating by your Resident Rep. As also stated, this needs investigation because it may be a back-door job to see if they can get away with it elsewhere.

I have really started something with this query....it is interesting to hear from everyone...by the way - it was our Redient Rep. who came up with the idea; not because of residents doing family washing (althoug one resident does her daughters who is in 'halls' studying to become a nurse) but because of a request by a resident to have extra time allotted to couples who had double the washing requirements.

Ivy. How many flats do you have as one machine does seem inadequate. I see you have time allocated for using the machine We don't and it seems to work well, partly because the room is quite big and if someone is waiting then it often becomes a social club as we have a table and chairs in there. We are restricted on Sundays as I have mentioned before. I gather this is not a general rule. Ivy I think the idea is bad as it sets a precedence. So it isn't really anything to do with the cost of electricity --- Hank

Hello David,

This is what I understood because at our recent Service Charge meeting the EM informed us that we were having to increase 2010 charge by £10 per month per flat to incorporate the rise in electricity prices.

The whole situation has arisen because a resident couple asked for extra laundry time per week because one session is not enough when washing for two people, especially when one has a medical condition, (we are a small estate with 32 flats and only one washer and one dryer so we are allotted a 2 hour session per flat per week). Some single residents objected to extra time being given (at their expense).

We are a small estate with 32 flats and we are allotted one 2 hour session per flat per week...our laundry is really only a lean-to with one washing machine, one dryer and one sink...a very grotty little area and no place you would want to congregate, even if you could.

We are the same as you Ivy...one washer and dryer and it's included in our Service Charge (Torquay). I would expect to receive a reduction in my Service Charge, if we went over to coin-operated.

I can't see what the problem is actually, as the cost of running a 'free' laundry, is met by everyone paying for it in their Service Charge. Are tenants complaining about that...maybe people that have their own washing machine?

Electricity charges for use of laundry machines is included in your service charges, as is the cost or replacing and repairing the machines.
My estate has 34 flats and has 2 washing machines and 2 dryers. Married couples are allocated 2 two hour slots per week. Single persons get 2 one hour slots. If you are finished with the washing machines before the expiration of your two hour slot it is the practice to let other folk in early. System works well. No washing on sundays is allowed, nor before 7 a.m. and after 7 p.m.
II agree with John. We need to keep an eye on this folks just in case it is a "feeler" to gauge reaction before it gets rolled out on all estates.

Here at Goole we have 42 flats the laundry has 2 washers and 2 dryers. Nobody has any alloted times, but quite a few residents have ther own washing machines so only use the dryers.We have 5 outside rotary dryers as well.You can use the laundry 8am to 8pm seven days a week.At the recent service charge meeting we were under budget with our electric use.Myself personally it seems someone is trying to introduce an additional charge through the backdoor.
