Hi there all

need some advice

our resident warden is useless and all residents wish to get rid of her.

Can anyone tell us what to do....what road to take .

one idea......can anyone agree with this.....

she was first warden here and i am sure the accomodation came with the job. if she goes...the accomodation goes.
so if hanover transfers her to another estate.......and she goes....problem solved and if she refuses to go...she can be given the sack..........if this correct......can anyone out there suggest something.

Hi There,
The problem you have here is that if everyone, and I mean everyone, approximately 75 percent plus. Then you must sign a petition and send it to the next senior manager in your area, stating the reasons for your discontent of the individual concerned and wait for a reply. If you are not satisfied with the reply, then you must address your complaint to the Management Board of Hanover.

tell me can we ask management to see a contract of employment between the company and the warden ??

another thing you did not say anything about the possibility of the warden being asked to transfer to another estate and if same refuses...can be asked to relinquish the position.

I'm not sure if this sort of information would be allowed under the freedom of information act. As far as giving the Warden a job somewhere else, I think that would come under Hanovers' company policy and personnel departmental issues.

Good Morning Chi

Not an easy subject to publicly air ones views on site wardens/managers........my own personal way of thinking is that Hanover management are mostly to blame for the lack of continuity of the way site managers...'manage'..... I have stayed in several guest flats on various Hanover sites and it's surprising how much things vary........without mentioning names I can tell you that whilst one site were busy putting up Christmas decorations with every encouragement from the manager, who also put a great deal of effort into raising funds, another site was going through the agony of having been told they could put up lights on the Thursday, then had them removed by an electrician on the Monday (on the instruction of the manager) on the grounds of health and safety.....in fact this same site has had just about everything banned...on the grounds of health and safety, and moral is at an all time low..... the big problem is having put someone in charge of a site Hanover are obliged to back them up.....that's the way things work......I think it would be far better for everyone to write en masse to Hanover and try to get them to impliment as far as possible a national policy of management......
On a final note, I know there are site managers who are members of Hanover world, it would be interesting to hear what they have to say..........it's a pity we can't do this anonymously, I think we would be in for some interesting discussions...

By the way all the people called ''residents''......are they renting or leaseholders.

I am talking about warden in a leasehold hanover property....

Are your resident wardens helpful ???..........Mainly at night...........or do you all have to pull the cord even though the warden is doing nothing in her flat ???

Can you freely go and knock on her door or call her via her mobile fone at night if for example you fell down and need someone to lift you up ???

Are all your wardens work '' office hours''

then do you people out there need the wardens to be ...resident in this day and age. ???


Would you say...the requirement to be a resident warden...is mainly ..to be '' a caring person''????

I have visited some retirement properties belonging to hanover.. a few of them look like a cemetery.......completely dead...no atmosphere at all.

I think if you had made it plain from the start that your complaints were purely selfish I think you would have gotten short shrift from everyone.........don't you think your warden is entitled to her time off ? and yes, they should only be expected to work office hours, I would never call on a warden during out of hours no more than I would expect anyone to pester me in my free time....and by pulling that red chord as you call it, you get a first class service......or is it only the personal attention you yearn for......give the warden a break and a bit of respect, she's not your mother!!

I sometimes wonder if, in cases like this, there should be an automatic referal to an independant adjudication body who will listen to both sides of the story and both parties agreeing on the outcome.

Listen all of you out there.

I am not against any warden for that matter. What I am against is in these days and ages, if the warden is doing an office job, i don't see any reason why he or she should be ''resident''.....living in ......in a leaseholders block ,.....not renting.

all FREE....even water rates.

come on .....we old people are not all loaded....are we now.

nobody got a job for life. living rent free

Not wishing to offend, but I think this is a matter that should be refered via official channels....your rep should be able to help you with this one as this is one of his/her responsabilities. The management have numerous reasons for doing things the way they do what they do, and I.m sure if these reasons are explaned to you more fully, I am sure you will be on a better footing to agree or dissagree with their reasons for having the warden in place under these conditions.

can anybody help.
are hanover allowed to raise the salary of a resident warden like double her salary ...out of the blue.....and then ask her to pay rent on her flat, and then recoup that money from all the residents[leaseholders] by raising the monthly service charge.?????

Can Hanover do this legally ???

Hi Chi,
I'm sure that you have a complaints proceedure, just as we do here. If you put your concerns in writing, (keeping a copy for yourself.) to Hanover Senior Management, you will no doubt get a reply explaining why they have done the proceedure they have done. If this explanation doesn't satisfy you, then you can pursue the matter further to the Residents Council for an ivestigation. If you are not satified with their reply, then you can complain to the Ombudsman who will look at both sides of the arguement and decide on any actions needed to bring the complaint to a satisfactory conclusion.

how does it work your end ?

how is your warden paid and .Is he or she living rent free and are the residents paying her electricity/water rates etc.?

are the residents responsible for all the repairs INSIDE the warden's flat

Are you a leaseholder ?

you did not answer the question.....are hanover legally allowed to do this ?
